New Zealand's construction industry is facing a significant challenge, with a recent report indicating a shrinking sector that may not recover in the near future. This downturn has been a long time coming, with a history of boom-bust cycles that have now seemingly run their course. The situation is particularly dire in the housing market, where houses are sitting on the market for extended periods, and prices are weaker, leading to a pullout of builders and construction firms. This trend is evident in the liquidation of construction and building firms, with 551 fewer companies in business at the end of 2025, and the number of liquidations expected to continue throughout the year. The outlook is uncertain, with participants at the annual quantity surveyors conference expressing pessimism about the future. Most have no pipeline of work beyond the end of the year, and the industry is struggling to regain confidence, especially with the ongoing war in Iran and rising interest rates. The situation is further complicated by the lack of bipartisan agreement for infrastructure projects, which has led to job losses and a shortage of skilled workers. The construction sector is also facing challenges in the labour market, with a significant decline in the number of jobs in 2024, leading to a brain drain as many people moved to Australia in search of work. However, a turnaround began in November 2025, with a 35% increase in construction jobs in the 12 months ended March 2026. The industry is also grappling with rising costs, including materials and fuel, which are contributing to delays and cancellations of new projects, particularly in the commercial sector.
